How We Managed a Complex Commercial Painting in Toronto

The building needed a full interior refresh across seven to ten units spread over three floors, plus common areas. Walls, floors, ceilings, cabinets, countertops, window sills, bathtub grout, and baseboards all required attention. Some units showed water damage, worn surfaces, and years of general wear.

The Challenge

Managing a renovation of this scale inside an occupied building comes with built-in complexity. The client was working directly with existing tenants, coordinating unit access, and making sure disruption was kept to a minimum throughout the project.

Each unit had its own condition and list of repairs. Some needed only paint and new floors. Others had water-damaged window sills, cracked grout, and worn-out countertops that needed replacing before any finishing work could begin.

On top of that, the project started in mid-February, just after a statutory holiday. The client’s building operated on set weekday hours, 8 AM to 4 PM, Monday through Friday. That meant the team had to stay organized, move efficiently between units, and protect all surfaces and tenant belongings throughout.

The lobby colour was also undecided at the start of the project, meaning the team had to plan around that uncertainty and coordinate the lobby work separately, potentially on a weekend, which added a scheduling layer to an already full workload.

The Result

The project wrapped up in approximately four weeks, with all units across three floors fully refreshed and the lobby repainted and restored.

Every unit received new vinyl flooring, fresh baseboards, repainted walls and ceilings, repainted cabinets, repaired bathtub grout, and updated window sills. Two units also got brand-new countertops in a Carrara Bianco finish. The lobby walls and baseboards were repaired and repainted as well.

The client was extremely happy with the outcome. The client noted that the team’s ability to handle every trade, from flooring to drywall to painting to grouting, all under one contract, made the entire process far more manageable. The building came out looking clean, updated, and ready for tenants.

Scope of Work: Multi-Unit Interior Renovation and Commercial Painting

Below is a breakdown of how Home Painters Toronto approached this multi-unit interior painting and renovation project from start to finish.

Step 1: Site Walkthrough and Protection Setup

 

Before any work began, the team conducted a full walkthrough of all units to confirm scope, note surface conditions, and plan the order of work. Each room was then prepared for construction and painting.

Step 2: Drywall Repair and Surface Preparation

Standard prep included filling holes, cracks, and dents, followed by sanding, caulking, and priming. Where water damage was found on window sills, the damaged material was repaired before priming and repainting.

In Unit 406, which had visible water damage along the window sills, the team repaired the affected areas thoroughly before applying primer and a fresh topcoat. This prevented the damage from showing through the paint finish.

No full skim coats were applied unless required. The goal was proper surface prep that would hold the paint finish long-term without unnecessary extra steps.

Step 3: Bathtub Grout Repair

All units with bathtubs received grout repairs. Units 501/502, 403, 406, and 401/402 each had bathtub grout that needed to be cleaned out and replaced. This work was done before the final paint coats to avoid getting grout dust on freshly painted walls.

Step 4: Vinyl Flooring Installation

New vinyl plank flooring was installed in all units as part of the renovation. The existing flooring was removed, the subfloor was inspected, and new material was laid throughout each suite.

Vinyl flooring is a practical choice for rental units. According to the Canada Mortgage and Housing Corporation (CMHC), durable and easy-to-maintain finishes are a key factor in keeping multi-unit residential properties in good long-term condition.

Step 5: Baseboard and Countertop Installation

Standard new baseboards were installed across all units. In Units 501/502 and 401, the countertops were also replaced. The selected finish was Carrara Bianco Matte Texture, a clean, neutral surface that works well with the Lively White wall colour throughout the units.

Step 6: Cabinet Painting

Kitchen and bathroom cabinets across all units were repainted. The client selected Benjamin Moore White Dove (OC-17) in a latex satin finish, applied over an extreme bond primer to ensure proper adhesion on the existing cabinet surfaces.

The professional cabinet painting process involved thorough cleaning, light sanding, a full coat of extreme bond primer, and two finish coats. This approach prevents peeling and delivers a clean, durable result.

Step 7: Interior Wall, Ceiling, and Trim Painting

All walls across the units were painted in Behr Lively White (BWC-03) latex matte in a Duration formula for better coverage and durability. Ceilings received flat white paint for a clean, uniform look. Doors and trim were painted white in a latex satin finish to match the existing colour throughout the building.

The painting crew worked room by room, always completing prep work first, then applying paint in the correct sequence: ceiling first, then walls, then trim. This order ensures clean edges and avoids rework.

Step 8: Lobby Repair and Repaint

The shared lobby walls and baseboards were repaired and repainted as the final stage of the project. The lobby colour was confirmed with the client’s property contact before work began. The team coordinated lobby work around building traffic to keep the common area functional throughout.
